Sunset Falls is surrounded on its eastern and northern property borders by 290 acres of pristine land owned by the Southern Appalachian Highlands Conservancy, land that will be preserved and conserved in its natural state in perpetuity. The community is predominately wooded, interspersed with streams, creeks and granite outcroppings to create a very rustic backdrop for its homes and homesites. Protective covenants and architectural design guidelines are in place to achieve a balance between the protection of the community’s natural resources, while allowing for the opening of view corridors from each homesite to the distant, layered Blue Ridge and Smoky Mountain peaks and the ridges that connect them.
