Naples, FL (June 17, 2014) - The New Fashioned lifestyle introduced by developer Kitson & Partners continues to generate unprecedented sales and construction activity at Talis Park.

The North Naples community reported 20 closed and pending end-user lot, builder lot, and end-user new-build sales transactions worth over $13,620,000 were processed during May. The May transactions included 17 lot and three new-build sales. Thirteen lot transactions worth $7,430,000 were processed for homesites in Talis Park’s Seneca neighborhood that was released for sale in late April. Reservations for homesites in Seneca continue to be converted to contracts. Talis Park’s 2014 year-to-date sales now total $48,891,652.

Twenty-two end-user new-build, a furnished model, and unfurnished Resident Ready homes are currently under construction at Talis Park. Another 16 will start within the next 45 days. Seven unfurnished Resident Ready homes will be completed and available for immediate occupancy in June and July. Talis Park’s New Fashioned lifestyle, a choice of Spanish Eclectic, Caribbean Colonial and Italian Renaissance architectural designs in eight neighborhoods, one of the top 20 golf courses in Florida, and the completion of notable amenities have all contributed to the surge in activity.

Three end-user new-build and two end-user lot sales worth $4,195,055 were processed in Talis Park’s Fairgrove neighborhood in May. Fairgrove offers golf course, water and preserve views. The “single loaded” neighborhood presents 24 south facing homes on just one side of the street. Italian Renaissance designs are joined by a Spanish Eclectic style that offers a perfect complement. Homes in Fairgrove by Harbourside Custom Homes and Iron Star Luxury Homes range from 3,100 to 4,000 square feet and are priced starting at $1.35 million. Just four buildable homesites remain available in Fairgrove.

Priced at $1,595,000, Harbourside’s fully-furnished Aviano model is under construction in Fairgrove and will showcase an interior by Clive Daniel Home. The great room floor plan, outdoor living area, and three-car garage offer a total of 4,101 square feet. The plan features three bedrooms, three-and-a-half baths, a study, a formal dining room, and an island kitchen and breakfast nook. The outdoor living area includes a pool and spa with a screened colonnade surround and pavered deck, a fireplace, and a summer kitchen with a sink, under-counter refrigerator, granite countertops, a granite backsplash, and a gas grill.

Il Corso, The Watercourse at Talis Park, is an enclave of 30 detached luxury villas ranging from 2,530 to 3,638 square feet by Distinctive Communities that features five, one- and two-story floor plans. The Spanish Eclectic great room residences open to private indoor/outdoor spaces with water views. Three- and four-bedroom plans base priced in $900s include a study, island kitchens, outdoor living areas with heated swimming pools, and multiple storage areas. One sales transaction valued at $1,230,000 was processed in Il Corso during May.

WCI Communities’ Carrara neighborhood will feature 84 penthouse-style condominiums in 14 mid-rise buildings at build-out. Each building will include three floors over parking with two residences per floor. Priced starting in the mid-$600s, the residences will include a private elevator lobby, a great room, a gourmet island kitchen, an “on the view” master suite, two guest en suites, a library/media room, a powder bath, and secured ground level parking. Carrara residences offer more than 2,900 square feet of air-conditioned living space and feature wraparound loggias. One sales transaction valued at $765,000 was processed in Carrara during May. With site work nearing completion, WCI anticipates beginning vertical construction of the first residential building by the end of this month.

After the 13 transactions processed in May, just 23 buildable homesites remain available in Seneca, an enclave of 43 luxury residences showcasing Talis Park’s In the Park lifestyle. Seneca’s north and south facing lakefront homesites offer water and double or triple fairway views. Priced from the high $400s to $700,000, each site is 190 to 200 feet deep, 77 to 100 feet wide, and will accommodate residences ranging from 3,200 to 5,000 square feet. Custom home and lot packages are priced starting at $1.6 million. The Seneca residences are being built by McGarvey Custom Homes, Fox Custom Builders, Harbourside Custom Homes, and Gulfshore Homes.

Two furnished models by Harbourside Custom Homes are under construction in Seneca. Construction of a third model by McGarvey Custom Homes will begin later this month. Harbourside’s 3,658-square-foot Villa San Remo and the 3,935-square-foot Casa Arianna models will showcase interior designs by Vogue Interiors. Construction of the Villa San Remo and the Casa Arianna is expected to be completed by January. Fully-furnished pricing will be announced as construction progresses.

McGarvey is poised to begin construction of its Caribbean-style, 4,464-square-foot Sinatra model in Seneca. Also scheduled for completion by January, the Sinatra will feature an interior by Clive Daniel Home and is priced at $2,395,000, fully-furnished. The floor plan includes a massive great room that opens to an outdoor living area with a summer kitchen, fireplace, island bar, sitting and dining areas, and a custom pool and spa.

Homebuyers have an opportunity to begin enjoying Talis Park’s New Fashioned Lifestyle as early as this month and July when seven Resident Ready homes will be completed and available for immediate move-in in the community’s Prato and Brightling neighborhoods. The Prato estate neighborhood’s north facing residences enjoy golf and orchard views, while those facing south offer water and golf course vistas. Prato’s residences range from 4,500 to over 8,000 square feet on 125-by-175-foot sites priced starting at $2.5 million. The Prato estate neighborhood is now more than 75 percent sold.

Scholten Construction Inc.’s 5,900-square-foot under air, five-bedroom, six-and-a-half bath Resident Ready Casa El Nido estate home in Prato will be completed and ready for occupancy this month. The Spanish style two-story residence is situated on a south facing site that showcases Prato’s long range views. In keeping with its Spanish architectural style, the exterior of the home features rustic functional shutters with a dark stain, arched mahogany entry doors, dark cypress soffits and fascia, exposed trusses and large corbels. The Casa El Nido is offered at $3.3 million.

In addition to Prato, estate homesites are available in Firenze, a private, gated neighborhood that offers the most spectacular views available at Talis Park. Firenze includes just 13 homesites priced beginning at $1.65 million, each of which measures more than one acre. North and south facing sites offer views of multiple fairways and lakes on Talis Park’s Greg Norman-Pete Dye designed golf course. In addition to its parklike setting, Firenze is situated immediately adjacent to the Vyne House clubhouse and Great Lawn on the community’s Grand Piazza. Twelve homesites remain available in Firenze.

Six Resident Ready homes will be completed in June and July in Talis Park’s Brightling neighborhood. Brightling’s 2,600- to 3,400-square-foot Park Homes by Sunwest Homes and Fox Custom Builders feature Caribbean Colonial and Spanish Eclectic designs base-priced at $1.25 million that include three or four bedrooms, a study, formal dining rooms, island kitchens, master suites and outdoor living areas with swimming pools. The six Resident Ready homes available for immediate occupancy in June and July range from 3,075 to 3,709 square feet and are priced from $1,350,000 to $1,620,000.
