NAPLES, Fla. (May 23, 2016) – KTS Homes has sold the first single-family custom home at Naples Reserve, developer iStar’s 688-acre community featuring a lakefront lifestyle and Southern Coastal-inspired homes.
A Wisconsin couple is building a $1.5 million private residence on a homesite overlooking the 125-acre Eagle Lake, announced Scott Kish II, owner of the Naples-based company, an architecture and general contracting firm. The seasonal residents are former clients of Kish and selected their 3,030-square-foot home based on the KTS Newport model, which was completed earlier this year.
Kish expects the private residence, in the Parrot Cay neighborhood, will be completed before the end of the year.
“The couple loved the openness of the design, which has unobstructed views throughout the interior and outdoor living areas,” Kish said. “Like all of our floor plans in Naples Reserve, the entire back of the house opens up to the water with floor-to-ceiling glass pocketing and bi-folding doors, making it very transparent, so the inside becomes the outside.”
The single-story Newport features zero-corner pocketing doors in the dining room/kitchen area and master bedroom as well as bi-folding doors in the large great room. The open floor plan also features a den, powder bath and pool bath. The master suite’s bathroom, with a separate tub and shower, has an adjoining oversized walk-in closet with a door connecting to the laundry room.
Kish said his clients became interested in Naples Reserve and a custom home while his company was still developing its floor plans. He showed them preliminary concepts, and they visited the model during construction.
“The husband is an avid golfer who plays different courses and, instead of living on a golf course, they wanted a water view,” said Kish. “They liked what they saw at Naples Reserve, and they found a homesite that gave them the best view. We used 3D animation to show them the sun pattern inside the house and on the water every day.”
One of five preferred custom builders at Naples Reserve, KTS offers floor plans designed specifically for the community’s emphasis on Southern Coastal architecture. Kish said the company’s facades echo California coastal design with a clean-line, more modern feel and linear rather than boxy footprints. The three-bedroom Newport, for example, features a rambling U-shape design with a side-loading three-car garage, painted exterior Bermuda shutters, large outdoor living areas, a wood deck and a 6-foot linear fireplace adjacent to the spa.
KTS floor plans at Naples Reserve are fully customable and feature upgrades like dual-zone air-conditioning, dehumidifiers, gas ranges, steam ovens and outdoor kitchens as standard features.
“If a client wants certain things changed, we can accommodate their lifestyle better,” said Kish. “This client wanted a wine bar, so we designed it for them.”
The Newport has 5,240 total square feet of indoor/outdoor living space, a spa and a pool with a sun shelf.
In keeping with iStar’s commitment to offer energy efficient and ecofriendly homes, all KTS custom homes use spray foam Icynene insulation, long-lasting products and standing-seam metal roofs that enhance the southern coastal architectural look. KTS also created its floor plans with glass handrails to prevent obstructing water views.
“We really labored over finding the most durable products so our homes last,” Kish said.
“My family started as a glass and glazing contractor, doing windows, showers and mirrors. This is why we know how to use glass to provide transparency.”
KTS Homes was founded in 2013 to guide clients from concept and design to final buildout.
The company’s services include architectural design, general contracting and interior design. Its background in the glass and glazing industry allows KTS to integrate glass features in unusual spaces, and helps the group to use common materials to create specialty design features.
“The water at Naples Reserve really attracted me to the community,” Kish said. “There’s also a nice amenities package, low homeowner association fees and big lots to build on.”

Furnished homes by Ashton Woods are now open for viewing, and three custom-home models are open in Parrot Cay, a neighborhood bordering Eagle Lake and encircling a seven-acre interior lake.
