NAPLES, Fla. (Sept. 13, 2016) – KTS Homes’ Newport custom model home at Naples Reserve earned a Grand Aurora Award for best single-family detached home in the 3,000 to 3,499 square foot home category, a coveted honor bestowed upon the best in the residential, commercial and remodeling industries. KTS Homes earned its Grand Aurora Award after receiving an Aurora Award in the same category, in addition to an Aurora Award for the best kitchen in the $1 to $2 million home category. The Aurora Awards are presented by the Southeast Building Conference and Florida Home Builders Association to honor architectural design, interior design and planning excellence.
The model, which opened earlier this year in Naples Reserve, inspired KTS Homes’ first custom homebuyers with its expansive views and zero-corner sliding glass doors that blend indoor and outdoor spaces throughout the home. Openness is the central theme in this model, enhanced by 10- to 13-foot ceiling heights and unique structural elements that create free-flowing pathways throughout the house.
The three-bedroom Newport is inspired by California Coastal design, featuring architectural accents and interiors with clean lines, a more modern feel, and linear – rather than boxy – footprints. The model has a study, kitchen with dining area, two full baths and two half-baths within its 3,030 square feet of living space.
Its master suite exudes spaciousness and functionality, and features zero-corner sliding glass doors that disappear on one side to connect the bedroom’s seating area with the adjacent outdoor living space. The master bath design features a hand-finished, two-person resin tub and wide windows that invite abundant natural light. Custom lighting, including under-mounted, toe-kick LED motion soft lighting, and a frameless shower glass door complete the bathroom design.
Interior design elevates the model’s coastal feeling with rustic sand-finished stone flooring; a palette of neutral creams, warm slate and navy blue; and driftwood and grasscloth finishes. Honey-toned oak flooring in the study and master bedroom is enhanced with a white glaze and black striations.
The home is base priced at $1.3 million, and the furnished model home is priced at $1,495,000.
Now in its 35th year, the Aurora Awards honor design and planning achievements in community and home design, green-built housing, site planning, commercial, retail, mixed-use development and specialty housing categories. Grand Aurora Award recipients are selected from the elite pool of Aurora Award winners and reflect the industry’s best, brightest and most innovative architects, designers and builder/developers, according to Aurora Award Chairman Drew Smith of Two Trails.
Naples Reserve was created by iStar, which was named 2015 Developer of the Year by Builder and Developer magazine for its commitment to creating exceptional communities and lifestyles with an emphasis on energy efficiency.
Naples Reserve offers a relaxed yet active lifestyle, featuring lakefront amenities and 22 lakes, including a 125-acre lake with a large tiki hut on destination Kontiki Island. Lakes provide prime opportunities for kayaking, canoeing and paddleboarding and scenic vistas from Southern Coastal-inspired homes and amenities along the water’s edge.
The community’s centerpiece lake offers a mile-long stretch of lakefront nestled against the Picayune Strand State Forest, a 76,000-acre state park with protected pinelands, cypress swamps, marshes and abundant wildlife. Planned lakefront amenities at Naples Reserve include a tennis and pickleball complex and the under-construction Island Club, which will offer resort-inspired amenities, including two pools, bocce ball courts, a 5,160-square-foot community center and a separate 3,500-square-foot fitness club.
A meandering linear park will offer opportunities for biking, hiking and jogging. Navigating a loop road circling Naples Reserve, the park is designed to engage residents with their natural environment and provide an alternative mode of transportation throughout the community.
Naples Reserve residents enjoy complimentary one-year social memberships at Walker’s Hideaway Marina of Naples, a yacht club along the Gordon River offering a marina, indoor storage for 600 boats, two waterside restaurants, outdoor pool and sauna, and access to Naples Bay.
iStar has completed the community’s initial amenities, including the new gatehouse, an elevated cobblestone entry bridge, the island and tiki hut, and the Outrigger Welcome Center, evocative of Key West with its palette of white, turquoise and coral, and a wraparound porch overlooking the lake and floating docks.
Naples Reserve is located off U.S. 41, two miles southeast of the Collier Boulevard/CR 951 intersection and 10 minutes from I-75, Exit 101. Visit the Outrigger Welcome Center at 14891 Naples Reserve Circle or online at www.naplesreserve.com.
