NAPLES, Fla. (July 21, 2016) – KTS Homes has earned Aurora Award honors in two categories of the annual competition for its Newport custom model home at Naples Reserve. The awards are presented by the Southeast Building Conference and Florida Home Builders Association to honor architectural design, interior design and planning excellence. This year’s competition drew more than 300 entries from throughout the Southeastern U.S. and Eastern Caribbean.
KTS Homes’ Newport earned honors for best single-family detached home in the 3,000 to 3,499 square foot home category and best kitchen in the $1 to 2 million home category.
The home’s base price is $1.3 million, and the furnished model home is priced at $1,495,000. The model, which opened earlier this year in Naples Reserve, inspired KTS Homes’ first custom homebuyers with its unobstructed views throughout the model.
The three-bedroom Newport features architectural accents and interior design that reflect Naples Reserve’s emphasis on Southern Coastal architecture. The company’s facades echo California Coastal design with clean lines, a more modern feel, and linear – rather than boxy – footprints. The Newport demonstrates this approach through its unique U-shape design with a side-loading three-car garage, painted exterior Bermuda shutters, and large outdoor living areas.
The model has a study, kitchen with dining area, two full baths and two half-baths within its 3,030 square feet of living space. Zero-corner sliding glass doors in the kitchen and master bedroom and a NanaWall bifold door system in the great room blend indoor and outdoor spaces.
The kitchen is positioned to provide access from all areas of the home. Contrasting cabinet colors and two different countertop surfaces are complemented by a vibrant, coordinating tile backsplash. Complete with state-of-the-art appliances, the kitchen features specialty work spaces that are both highly functional and sleek.
The Newport also offers a summer kitchen. KTS Homes uses a unique system of cantilevered, integrated beams to eliminate view-obstructing lanai columns. A wooden pool deck appears to float above water and overlooks the adjoining 6-foot linear fire pit.
The adjacent spa is nearly flush with the surface of the infinity-edge pool.
Interior design by Heather Grey of G2 Studios elevates the model’s coastal feeling with rustic sand-finished stone flooring; a palette of neutral creams, warm slate and navy blue; and driftwood and grasscloth finishes. Honey-toned oak flooring in the study and master bedroom is enhanced with a white glaze and black striations.
The model also features floating shelves and built-in cabinetry in the study and great room. A niche in the great room is accented with metallic and grasscloth wallpaper; the TV wall is finished with hexagonal stone tiles in light driftwood tones.
Now in its 35th year, the Aurora Awards honor design and planning achievements in community and home design, green-built housing, site planning, commercial, retail, mixed-use development and specialty housing categories. Aurora Award honorees are the top vote recipients in each category and are the finalists for the Grand Awards, which will be announced on Friday, July 29 as a highlight of the SEBC, the southeastern regional conference and trade show for the real estate development field.
