NAPLES, Fla. (April 28, 2016) – Naples Reserve’s first two custom model homes are open in the Parrot Cay neighborhood.

The Key West by Florida Lifestyle Homes and the Newport by KTS Homes showcase developer iStar’s emphasis on Southern Coastal architecture, outdoor living and recreation, and energy efficiency throughout the 688-acre waterfront community.

The 3,334-square-foot Key West offers a formal dining room, an open great room, three bedrooms, three full baths, a powder room and pool bath. A bonus room in the master suite provides the opportunity for a sitting room or study with sliding glass doors to a lanai.

A large front porch, metal roof and interior design details, including wainscoting and ceiling details, echo the architecture and interior design of Old Florida, said Bill Ennen, presidentof Florida Lifestyle Homes.

“The architecture is refreshingly different, and the front porch boasts its own sitting area,” Ennen said. “This home is airy and the floor plan is open. All finishes and furniture enhance the laid-back coastal feel.”

Norris Furniture and Interiors created the model’s by-the-sea ambience, using wood flooring, airy finishes and furnishings, and designing welcoming gathering areas inside and out.

“The model has an expansive lanai, offering a summer kitchen and outdoor living room with a fireplace,” said Ennen.

The Key West emphasizes an indoor-outdoor lifestyle with sliding glass doors in a guest room, zero-corner sliders in the kitchen’s nook and double French doors between the dining room and porch.

The lanai off the master suite wraps around to the alfresco living room to offer nearly 750 square feet of outdoor living space. Seating and dining areas overlook the pool and raised spa with waterfall.

The master suite offers his-and-her walk-in closets and a large bathroom with two vanities, tub, walk-in shower and private water closet. The bonus room is shown as a comfortable sitting area.

The Key West offers 5,086 total square feet, including front porch, lanai, outdoor living room and a two-car garage. It is priced at $1,270,000 furnished.

KTS Homes’ three-bedroom Newport features California Coastal architecture and interior design. The model has a study, kitchen with dining area, two full baths and two half-baths within its 3,030 square feet of living space. Zero-corner sliding glass doors in the kitchen and master bedroom and a NanaWall system in the great room blend indoor and outdoor spaces.

A wooden pool deck appears to float above water and overlooks the adjoining 6-foot linear fire pit, bubbler. The adjacent spa is nearly flush with the surface of the infinity-edge pool. The Newport also offers a summer kitchen.

KTS uses glass railings and a unique system of cantilevered integrated beams to eliminate view-obstructing lanai columns, said owner Scott Kish II.

Interior design by Heather Grey of G2 Studios elevates the model’s coastal feeling with rustic sand-finished stone flooring; a palette of neutral creams, warm slate and navy blue; and driftwood and grasscloth finishes. Honey-toned oak flooring in the study and master bedroom is enhanced with a white glaze and black striations.

The model also features floating shelves and built-in cabinetry in the study and great room. A niche in the great room is accented with metallic and grasscloth wallpaper; the TV wall is finished with hexagonal stone tiles in light driftwood tones.

The Newport has 5,240 total square feet, including a three-car garage. The home’s base price is $1.3 million, and the furnished model home is priced at $1,495,000.

Parrot Cay is one of 11 lakefront neighborhoods at Naples Reserve, created by iStar, which was named 2015 Developer of the Year by Builder and Developer magazine for its commitment to creating exceptional communities and lifestyles with an emphasis on energy efficiency and environmentally friendly practices.

Parrot Cay offers 79 homesites overlooking the 125-acre Eagle Lake, a large central lake and two additional lakes. Three additional custom models by Lundstrom Homes, Marvin Homes and McGarvey Custom Homes are nearing completion in the neighborhood.
