(Nov. 15, 2012) - Homebuilder Taylor Morrison plans to develop an 18-hole golf course and related amenities at its Esplanade community beginning early next year, among the more tangible signs to date of the sector’s overall rebound regionwide.
The championship golf course, on 400 acres, would be the region’s first private links since 2008, following a trio of high-profile courses at the Founders Club, the Concession and at a Lakewood Ranch site developed for the Ritz-Carlton Sarasota’s guests and members.
Taylor Morrison also is expected to add another 800 home sites to the community, which it will rename “Esplanade Golf and Country Club at Lakewood Ranch” early next year.
“It’s another opportunity to bring a lifestyle component to the Esplanade,” Cammie Longenecker, the company’s vice president of sales and marketing in West Florida, said of the planned course.
Taylor Morrison is not dissuaded by struggles that some local golf-oriented communities and courses have had as a result of the Great Recession.
“We have seen demand for golf continue upwards in Southwest Florida,” Longenecker said. “Those buyers are looking for that in a lifestyle community.”
Taylor Morrison is among a growing list of builders that have ramped up in Southwest Florida this year, in response to growing buyer demand and a dwindling supply of homes for sale.
The company recently unveiled plans for 247 home sites on a 77-acre tract off Clark Road in Sarasota. Rival builder Neal Communities, meanwhile, has launched a 1,999-home project in Venice, while giant Lennar Homes plans to build 281 estate and manor homes in the Bridgewater section of Lakewood Ranch.
The plans for the course and new home sites comes as the inventory of homes for sale has shrunk to a less than five-month supply, Longenecker said.
Taylor Morrison expects to buy the land for the Esplanade course from master developer Schroeder-Manatee Ranch Inc. by year-end, and begin golf construction in the first quarter of 2013. If all goes as planned, it will have residents playing on the course the following year.
Just north of State Road 70, the community could contain 1,250 home sites in all and a pair of amenity centers that will be developed in conjunction with the golf course, which is being designed by C.W. Golf Architecture.
Accompanying the golf course will be a 12,000-square-foot clubhouse, tennis courts, a restaurant, and a 6,000-square-foot wellness center.
Longenecker said new residential offerings will include estate homes and multi-family dwellings, along with additional single-family home sites.
The last golf course to open locally was the Royal Lakes Course in the Country Club East section of Lakewood Ranch, which totals 8,500 acres and now has 15,000 residents.
