Sunset Falls at Bald Creek is a low-density, 300-acre community situated in the mountains above the picturesque farming community of Upper Crabtree in Haywood County, 20 minutes from Waynesville’s quaint Main Street and 35 minutes from downtown Asheville. Haywood County has the highest average elevation of any county east of the Rockies and is home to sixteen mountain peaks that exceed 6,000 feet in elevation.

The community is predominately wooded, interspersed with streams, creeks and granite outcroppings to create a very rustic backdrop for its homes and homesites. Protective covenants and architectural design guidelines are in place to achieve a balance between the protection of the community’s natural resources, while allowing for the opening of view corridors from each homesite to the distant, layered Blue Ridge and Smoky Mountain peaks and the ridges that connect them.

Sunset Falls prides itself not only on its long-range layered mountain views from the majority of its homesites, but also its successful custom home design/build program. They have simplified the process by working very closely with a small group of architects and a building team that has worked together on each home completed to date. A testament to the success of the custom home program— the completed homes are made available to tour by the residents that live there.

Sunset Falls is a lightly amenitized community, preferring to keep their POA fees as low as possible (less than $80/month).
