Winner of NAHB Silver Award for 2014 Masterplanned Community of the Year and named 2011 Community of the Year by Greater Atlanta Home Builders Association, Big Canoe provides a unique national park-like residential environment with more than 8,000 acres of North Georgia woodlands, meadows, lakes, and streams – all just an hour North of Atlanta.
With over $40 million in assets, conservative fiscal management over the past two decades has enabled the growth of a thriving community and well-developed infrastructure, including a top-rated 27-hole mountain golf course and one of the finest tennis complexes in the Atlanta area.
Just 15 minutes from the start of the Appalachian Trial, Big Canoe boasts more than 2,000 acres of accessible green space with miles of private trails and a full complement of resort-style amenities owned by the POA, along with an extensive inventory of homes and residential lots for sale. Buyers can choose from a selection of new and resale properties within a variety of neighborhoods, and there are no construction deadlines for lot owners in most Big Canoe neighborhoods. Tennis Two indoor courts, four outdoor hard courts, four outdoor clay courts and an active program of instruction, clinics, tournaments and social activities for all ages.
Swimming The swim club at Lake Disharoon features a freshwater lake, 110,000 gallon free-form pool, sandy beach and large picnic area with paddleboats, paddleboards, canoes, kayaks, beach volleyball, rock slide, and barbecue grills. Another 104,000 gallon pool and a kiddie pool with zero-entry and exciting play features is available at the Wildcat Recreation Center within Big Canoe’s Wildcat neighborhood. Also, a five-lane indoor lap pool with saline water treatment is located at the fitness center.
Boating and Fishing Three stocked private lakes for boating and fishing within the Big Canoe community (electric motors only, to preserve the natural beauty and ambiance of the lake). Canoes, kayaks, rowboats, fishing boats and fishing gear are available for rent.
Recreation Big Canoe features more than 2,000 acres of accessible green space with over 20 miles of recreational trails, abundant wildlife and bird watching. Over 50 community clubs and organizations appeal to a wide range of special interests, including multiple bridge clubs, volunteer groups, arts and crafts clubs, team sports(soccer field, full basketball court, baseball/softball field within the gates), youth scout troops, summer camps, a writers group and a bocce ball league.
Neighborhoods Bluffs at Ridgeview, Choctaw Village, High Gap V, Twin Creeks, and Wildcat are some of the different neighborhoods comprising Big Canoe, with inspiration from Southern Living and designation as “Certified Wildlife Habitats” by the National Wildlife Federations.
Shopping and Dining Dining options within Big Canoe include the Black Bear Pub and Sunset Veranda, The Mountains Grill at the Clubhouse at Lake Sconti, and Duffer’s. Golf and tennis pro shops offer exclusive equipment and/or Big Canoe apparel, and are within the community, and the IGA grocery store is conveniently located just outside the Big Canoe main entrance gates. Additional shops including the North Georgia Premium Outlets, restaurants and commercial services are accessible a few miles from the community.
Area Attractions With downtown Atlanta only 1 hour south and millions of acres of protected state and federal lands to the north, Big Canoe offers access to a mix of urban and wilderness attractions, including professional sporting events, museums and performing arts venues, Amicalola Falls State Park, the Dawson Forest Wildlife Management Area, Chattahoochee National Forest and the Appalachian Trail. Historic Dahlonega, downtown Blue Ridge and the Blue Ridge Scenic Railway, the town of Helen, world-famous Gibbs Gardens, and many great north Georgia vineyards, wineries and orchards are a short drive away.
Health and Emergency Services The Big Canoe POA provides community fire protection and emergency medical services, with seven fire stations on the property, around-the-clock EMS staffing and a state-certified Basic Life Support Vehicle. Because all residences in Big Canoe are within five road miles of a fire station and within 1,000 feet of a water supply, Big Canoe is 1 of only 3.6% of fire departments nationwide that have an ISO (Insurance Service Organization) rating of 3. Most insurance carriers use ISO standards to assess the level of fire protection available and establish insurance rates. An excellent ISO rating positively affects homeowner insurance policies.
Schools Big Canoe is served by nearby K-12 public schools in the Pickens County and Dawson County school districts, and local schools pick up every morning at the community’s north gate. The surrounding Metro Atlanta area also has some of the best private schooling options in the state.
